Badaevskiy Residential Complex

Кутузовский проспект 12

About the project —

The new residential complex Badaevskiy on Kutuzovskiy Avenue is a place for living that is destined to make history. The architectural concept is created by the Pritzker Prize-winning Swiss bureau Herzog & de Meuron. The project has already won three International WAF 2019 Awards: Residential WINNER, WAFX in the category Re-USE, Masterplanning, and will be shortlisted for architectural competitions around the world.

The prestige of Kutuzovskiy Avenue, international talented architecture and 19th century cultural heritage buildings all come together in Badaevskiy, a new project from Capital Group.

Soaring on top of the 35-meter columns, these ribbon houses offer carefully designed single-level and two-level apartments with flexible floor space ranging from 57 to 245 sq m. Their terraces open to extraordinary and breathtaking views, and villas with areas ranging from 837 to 974 sq m and land property give you the feeling of living in a country house. Thanks to their floor-to-ceiling glazing, the apartments in Badaevskiy are flooded with light.

The underground parking leaves the territory of the complex traffic-free, creating an open and private space in the very center of Moscow.

Its location at the head of Kutuzovskiy Avenue secures not only the prestige of the project, but also allows easy access by transport: a 5-minute drive will get you to the Third Ring Road and the Garden Ring, while the Kremlin and key historic sites are all within a 15-minute drive. Across the river from Badaevskiy stands the office cluster of Moskva-City, allowing residents from two iconic locations in Moscow to see each other through their windows.

All infrastructure necessary can be found within the complex: just a few steps away one will find fitness centers, restaurants, a private brewery, a farmer’s market, shops, a children’s center, and a new 4 ha landscape park designed to represent the Russian forest.

A new landmark of Moscow. A new look. New architecture. A new standard of living.

A new place in history.
