Capital Group expert opinion. The share of mortgaged purchases reached maximum
At the Vesti.Nedvizhimost editor's office, the market experts estimated the volume residential real estate sales in 2017 with personal and borrowed funds and gave a forecast for 2018.
Commercial Director at Capital Group Petr Isaev quoted the volume of transactions with mortgages in the business and elite segments, noting an increase in the share of sales with using the instrument in comfort class.
"Over the past few years, the share of mortgage deals has increased in the new buildings market: in 2017, comfortable housing reached a record-breaking share of 70%, in the business and the elite spheres, this share is 20%," the expert said in an interview to Vesti.Nedvizhimost.
Petr Isaev outlined several reasons for the growth of mortgage deals in all spheres of primary housing.
"Firstly, the overall economic situation has its influence: the number of investors in the market is decreasing while the number of buyers interested in real estate as an end-product for their own residence or for their children is growing. Secondly, the mortgage conditions are more profitable today than they were during the state support program of 2014-2016. Developers offer a mortgage from 8-9% with partial subsidies, create flexible programs for calculating interest on the loan," he said.
According to Capital Group, in 2018 the share of mortgage transactions will continue to increase in all spheres of the market.
